Price

Self Catering Holiday Flat – The price is for the accommodation per night and includes electricity, underfloor heating, central heating, hot water and firewood used for the stove. Stays are a minimum of three nights.

Bed & Breakfast – Prices are shown per person per night. Stays are a minimum of two nights.

Payment

Self Catering Holiday Flat – The total holiday cost is payable at the time of booking. This must be paid by electronic bank transfer, quoting the surname as a reference. Our bank details will be provided at the time. No booking will be reserved or confirmed until receipt of cleared funds, full name, postal address and a contact mobile number, at which point an email will be sent confirming the booking, the dates and the amount received.

Please note – ‘the date’ used for bookings starts in the morning and finishes at midnight, ie. if you book for a stay on Saturday night, we will use Saturday’s date. It is your responsibility to check this information for accuracy and to query it with us if you think it is incorrect.

Bed & Breakfast – Full payment must be made at the time of booking. This must be paid by electronic bank transfer, quoting your surname as a reference. Our bank details will be provided at the time. Receipt of cleared funds, full postal address, names and a contact mobile number will secure the booking and a confirmatory email will be sent detailing the number of people staying, the dates booked and the monies received.

Cancellation & Insurance

By making your booking, our agreement is a legal contract and if you cannot take up your accommodation or wish to leave early for any reason whatsoever, your payments are non-refundable.

In view of this, please ensure you have adequate holiday insurance to cover this eventuality.

Non Availability of Accommodation

We would only cancel your holiday if the accommodation was unavailable for reasons beyond our control. In such circumstances, we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Children & Pets

We do not accept guests with children under the age of 5 at the date the booking commences.

We do not accept guests in any of the accommodation who bring pets or other animals.

Arrival

Self Catering Holiday Flat – Bookings are Saturday to Saturday. Your accommodation and key will be available to you from 16.00hrs on the day of arrival, unless otherwise arranged. Please text or email in advance with your estimated time of arrival. On arrival please park your car in the yard in front of the barn, nose to the row of chimney pots. There are two parking spaces here so please park sensibly, leaving enough room for another vehicle to one side. Please call in at the house so we can show you how everything works and give you your key.

Bed & Breakfast – Your accommodation will be available to you from 16.00hrs on the day of arrival. Please text or email in advance with your estimated time of arrival. Please park as above.

Departure

All accommodation must be vacated by 10.00hrs on the day of departure and any vehicle removed from the car park. This is to enable us to fully prepare for the next guests.
Self Catering – Guests are expected to leave the accommodation in the condition found on commencement of their stay. This particularly applies to the standard of cleaning and cleanliness.

Damage & Breakages

Please report any damage or incidents. Whilst we do not normally charge for minor breakages, we reserve the right to levy a charge reflecting the cost of repair of any ripped upholstery or any cleaning required which we consider, at our sole discretion, is necessary before the next guests arrive. The level of such charges is also at our sole discretion.

No smoking is allowed anywhere within How Head Barn. If anyone is found smoking within How Head Barn, both guests will be asked to leave immediately, with no refund whatsoever.

No take-away meals are permitted to be brought into the B&B accommodation. If they are, both guests will be asked to leave immediately, with no refund whatsoever.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.

Access Statement

The property has a shingle car park for guests using both the Self Catering Holiday Flat and the Bed & Breakfast accommodation in the barn.

There is a proximity operated external PIR light by the front door to the Flat and a dusk to dawn light by the front door to the bed and breakfast in the barn.

There is a manually switched corner light operated from the inside of the house, which illuminates part of the parking forecourt and the begining of the side passage leading to the front door of the barn.

Self Catering Holiday Flat

There are two internal slate steps up into the flat from the car park.  The edge of these steps are not highlighted so care must be taken. There are no hand rails. The remainder of the flat is level with no further steps.

The floor of half the lounge is a dark carpet whilst the floor of the right hand side is black slate. There is a raised threshold along the boundary of these two different floor surfaces up to the slate of about 10mm. There is a cast iron wood burning stove along the right hand wall of the lounge.

The kitchen floor is dark grey slate coloured tiles.

The kingsize bed has narrow access down the right hand side only, via a very narrow gap by the right hand foot of the bed. The mattress is firm.

There is a small walk in under stairs hanging space off the bedroom through an outward opening door with it’s own internal light, switched by the door. Head room is restricted.

It is usually necessary to have the lights on whatever the weather as the window openings are rather small.

Bed & Breakfast in the Barn

There is a mixture of stone slabs on the path from the car park to the front door.

There is a raised draught strip forming a step over the threshold of the outer door onto a slate floor. This lobby is lit all night. This outer door is locked via a hand turn ‘Yale type’ lock. The inner door is a 90 degree turn to the left, again over a raised draught strip. At night there is a night light just inside this door and the spotlight shining down the stairs serves to provide further illumination into this entrance way. This inner door is also locked via a hand turn ‘Yale type’ lock.  The guest key fits both locks when entering the barn and these are the only locks. There is a short stone floored corridor with a non slip mat and a small WC off to the left. The door to this WC pulls open and there is a light pull cord inside on the right.

Another 90 degree turn to the left leads to an upward, right turning spiral staircase through 180 degrees. The 13 steps are stone and the edges of the treads are unmarked, although the risers are painted white. There is a wrought iron banister at waist height up the outside wall to the top. A spot light shines down this stairway, with two way switches at the bottom and top of the stairway. This light is kept on all night. These steps continue to the timber floor of the kitchen where there are two screwed down cast iron, raised tread protectors. The steps then continue round to the right up 5 dark carpeted open treads to a small landing, again with a wrought iron bannister up the outside wall. There is then one step down at the other side of this small landing to a corridor carpeted in the same colour and shade of carpet, leading to the two guest bedrooms. These edges are not highlighted.

The light switch to the central light fittings in the bedroom are to the left of the door frame on entering and there is also one by the nearest bedside light. The bedroom has two bedside cabinets and there is an antique wardrobe with drawers beneath plus an antique dressing table with mirror and drawers beneath. There is a bedside light for each guest, a towel rail on the central heating radiator and there is a clothes hook behind the door. There is also a sofa with adjacent reading lamp.

There is a hair dryer, protection mat for hair straighteners, kettle, teas, coffee, milk, hot chocolate and sugar sachets.

The en-suite shower room is accessed directly from the bedroom and comprises a low flush wc, a large glass shower enclosure and shower with a fixed shower head. The top knob controls the flow rate only. The bottom knob controls the temperature. There is also a small wash hand basin with a back lit mirror above with a movement sensor switch below and a shaver socket to the side. There are no handrails to assist in manoeuvring within the shower enclosure. There is a heated towel rack/ radiator and a clothes hook behind the door.

Breakfast is taken in the owner’s lounge via the kitchen. All floors are timber and there is a timber threshold strip in the doorway between the kitchen and the lounge of the same colour. Seating at the table comprise old ‘stick’ chairs of the sort once used in schools and parish halls.
